Date & Time

You may want to move in immediately. Assuming that the previous occupant has moved out the landlord will probably be very happy for you to move in immediately. Otherwise decide upon a mutually convenient date and time.

Reservation

Assuming that you don't wish to move in immediately, you must reserve the room to prevent the landlord from renting the room out to another prospective renter. To reserve the room, the landlord will almost certainly require an immediate up-front payment. He may ask for a deposit or a deposit plus one weeks rent or one months rent. He will most likely insist on cash payment. Cheques take time to clear and he is unlikely to be able to accept payment by cards such as VISA. Therefore before you go to view a room it is advisable to take a reasonable amount of cash with you so you are able to make an immediate reservation. Having paid the up-front deposit, confirm that he will block any further applications from other prospective renters, at least for a day or two. Remember, if you change your mind after viewing and reserving a room, you will almost certainly lose all, or part, of your deposit. So, be absolutely sure that you have made the right decision before you part with the cash. Remember also that if you want to move in two weeks or more after the viewing date the landlord may ask for a payment to cover the period when the room will be empty. The landlord would prefer to rent to somebody who intends to move in immediately, or as soon as possible. The landlord is a businessman. It is not in his interest to leave a room empty, even for a few weeks.

Written Receipt

It is extremely important to obtain a written receipt from the landlord for any cash payments. The following information should be written on the receipt. The date, the amount paid, and details of what exactly has been paid for. Is it a deposit? Is it advance rent payment and if so for how long (eg: 1 week) and starting from what date (usually the move in date)? It would also be useful to know the name of the landlord and the address of the house in which the room is located.

Regular Rent Payment - how & when is it to be paid?

You should ask how rent is to be paid once you have moved in. Is it paid weekly in advance or monthly in advance? Is it to be paid by bank standing order or will the landlord come to collect cash from you on a regular basis?

Keys

When will you receive the keys? Usually the landlord will hand over the keys on the actual moving in date, and only when all up-front payments have been made. For this reason it is essential that not only the moving in date, but also the moving in time, is agreed between you and the landlord.

Written Agreement

The landlord may ask you to sign a written agreement, but not always. Therefore I once again emphasise the importance of obtaining a written receipt for all cash paid.
